Congratulations, you have officially begun your loan process.  You may be wondering what the next steps are because you’re receiving emails from me and your chosen lender.  I’ve written this to help you make sense of these emails and documents.

Disclosures and Emails:

You will now be receiving emails from an address you probably have never seen, make sure you check your junk and spam folders, some people immediately disregard these as spam and trash them.  Please do not do this, if you have any questions about the validity of an email regarding your mortgage, contact me by cell at 920-530-4484.

You will be required to electronically consent and sign some documents through this email, one of these forms is called the Loan Estimate.  It will have all the fees associated with your purchase or refinance.  Keep in mind these are over disclosed, when you meet with me to review your documents I will explain everything thoroughly.

You do not have to print any of the emailed documents the lender sends you.

Time Sensitive

Now that we’ve begun your process and the disclosure email has been sent, time is of the essence.  Please make this email a priority, if we exceed the 72 hour waiting period and you do not electronically sign, we have to start the process over.

What You Should Be Preparing For

You should at this point have your list of personal documents ready, these were needed at pre-approval, but a more detailed list might be required.  You can Find that list here.  It’s very important at this point to be aware of your existing debt; please do not open new debt like credit cards or furniture loans, please do not refinance existing lines of credit or raise the limits on your credit cards.  Leave everything exactly as it was when you were pre-approved.

Also it’s a good idea to search out several insurance agents that do homeowners insurance, this will be a requirement down the road.  We will need the name and number of the agent you decide to go with.
